As far as 203k rehabs it’s super hard to find deals with enough equity to make that happen right now however there are still some pockets of D.C. and western pg county and some parts of Baltimore where you can get some equity.

These lenders can include:- Local Banks & Credit Unions (typically lowest interest rates, but capped to 25-yr ams and usually 3, 5, or 7-yr balloons)- The "Secondary Market Lenders" who are going to require a PG usually, but will offer that 30-yr fixed, as well as the ever-so-sought after 5 - 10yr Hybrid loans (I/O during first 5-10 years, then converts to a 20-25 yr fully amortizing loan [no balloon!]).

I am going to disagree with the PG statement.. while I get the thought behind it those that have a PG that is actually worth anything normally are going to get the very best rates there are or bank money..

The trouble we are facing is with without a PG we can only get a bridge loan (~24 months) which afterwards we won't be able to refinance unless we have a significant number of properties (5+).

I complete agree with you about inflation. 100% I'm pulling out whatever I can get out and will reinvest, likely in another metro area, since it's hard to cash-flow in PG/Charles as strongly as I could a few years ago and I'd like to really cash flow on my next group of houses.
