Much better to pay your rent with it then a 60 inch TV or Door Dash. 2 of my tenants favorites.

Well 4 inches of Cr 6 and 1 inch of stone dust instead of sand gives a much firmer base .

The smoke smell.... ughhhhh, would seep into every inch!!

Depending on how bad is the foundation state (how many inches you have to correct), is very possible the sewer line will disconnect/break in the horizontal portions.
