I am interested in jumping to my next SFH investment property in North Texas (DFW) area but it seems like prices are going too high and a bubble might burst soon.Do you guys agree that we are in a bubble at this time and would you continue buying properties or wait?

We've had a non-paying tenant in one of our units before, and by the time we were able to evict her (for legit non-payment), we were out thousands of dollars (she also happened to be a client of the illustrious Pine Tree Legal... they will cost you money, no matter how perfectly you try to adhere to the rules).

I like bringing an offer from my buyer and if we do the deal great but we are not waiting around months for a seller to extract every basis point out of a sale.I am an investor myself and I do want to buy deals of course.
