We did this only a couple of times, usually when a wife would ask for some minor items like extra outlets or upgraded lights and verbally assure us that the extra would be paid for later. 

It has customizable action plans for lead campaigns, they draft content for a monthly newsletter that you can modify and send, and they include a free wordpress website (can be upgraded for IDX) that is also updated regularly with blog posts and is customizable. 

Stick with the rehab plan and don't upgrade-It's just a rental!

While living/working in the house I will be working on it/upgrading it to gain equity and hopefully the house will appreciate (in the Portland OR metro area it should).In order to find the perfect house with seller-financing available, I'm studying hard so that I can pretty much mimic what investors do with these kind of properties by sending out mailers/yellow letters to get a bunch of calls/responses and find the perfect location in the Portland metro area.

You could also consider Making any necessary repairs and upgrading appliances.

It always amazes me what a few upgrades can mean for what a room looks like!

But if you're looking to make minor cosmetic upgrades and expect to flip quickly you might be waiting a long time for a buyer.
