I will say, if you want them to spend time with you walking you through it and answering your questions, you will want to offer to pay them for their time.

@Bruce Tieuhouse hacking is a great way to get started and I think your plan is great - but I would reset your expectations on the numbers:1. the goal of a house hack isn't to live for free. 

Did you talk to any of the tenants while you were under contract to go over the plan?

I'd say the PM you talk to doesn't spend much time talking to their customers ... this is a nightmare for me every year.

That sounds like a well-considered plan, and visiting in person is a great first step.

I am planning to start a direct booking site for my short-term rentals.

If they do inquire we just say we have plans for an extensive reno or the owner is requesting the unit emptied.

I would shop this out with a broker that could save you some money in the long term depending on how you are planning on keeping the property.
