Hey,So my question as a new member is what are the chances of getting a lender to offer a 75% loan on a $1 million multi family property in Florida for around 4.5%.We have previously invested in many single family properties in the UK and have over €1 million in property.

Could use a little guidance in managing utility bills for my single family rental.

Small single family.

The nature of my investing will start as flipping single-family homes, and evolve into multi-family rentals and later into renovation of distressed multi-family residences.  

The area is zoned residential, as it leads from one street back to another my understanding is that one side is single family, while the other end is zoned multi-unit.   

I want to buy a new single family as my primary residence. 

Basically we are wanting to take an old building and convert it to a few apartments or townhouse/condos or even to start small and just convert to a single dwelling.  

I am a newbie and am interested in doing wholesaling to make money fast so that I can buy and hold single family homes or multi family in North Georgia now.David Lakat
