I eventually scaled up to roughly 10,000 leads in multiple counties, and it would have been difficult to target those lists if we physically needed to go in the court house since a lot those records aren't available online.

The monthly fee isn't too prohibitive and scales along with the number of properties you put on the platform.

You could also partner with a Manufactured home dealer they are always looking for land to put their product on.

In the case of turnkey, you're capitalizing on economies of scale that allow us to rehab for less per property (because we buy things in bulk, have good connections) keeping costs down.

They all want to lend to people who have some money, some experience, and want to scale (the more the better for all three).

I think the best way to go if you plan on scaling is to pick one payment method or system, and stick with it.

I'm currently working on automating my "wholesaling" business with certain systems so that it can run with large scale marketing (think 10,000 minimum letters each month + online advertising)I need the experienced wholesalers out there to help me out!

Seems like a very bad idea...f) Don't bother with setting up LLCs for now, perhaps wait later for better economies of scale compared to the cost of procuring an address
