Let the appreciation ride up your portfolio while enjoying all the cash flow that you got. 

My real estate journey began with a successful flip after buying from a wholesaler, and now my go-to strategy is marketing for off-market properties - it's been a great ride!

If they go down then when it comes time to REFI you could leverage that forced appreciation to pull equity and switch to an ARM you can ride down for years to come. 

The only real debt I have is the rental in Fort Walton Beach that is being rented out (and I'm trying to re-evaluate how well/bad it is doing in this thread) and my current residence in South Riding, VA.  

I'll be honest, that was definitely the hardest one for me......like riding a bike or learning anything it always gets easier with experience and practice. 

with Nevada uber low prop tax's and the gamblers subsidizing your rental properties its worth it to run all the numbers plus the homes are really easy to maintain where as in most of the deep south there is a ton of upkeep .. not only heavy rains but Hail wind and the like .. on top of that very nasty soils in many areas leading to extra maintenance over time..
