I remembered @Jay Hinrichs mentioned he was a private lender in the mid west when the market crashed, all his investors walked away because tenants stopped paying. but somehow you were able to increase the rent and people kept paying in 2008?

I would not worry about the loans at less than 4% until you are in a much stronger position.Just remember every time you pay those loans down you get a guaranteed 11.25% return on your money.

I didn't give up though I kept calling and I finally got that call asking me to come over they were ready to sell I came over, and it funny because I remember listen to a podcast #77 and someone saying if they offer you something to eat you already have the deal, and they offered me pizza lol.

Having people do those things can free you up to focus on what you do best and what gives you the greatest financial return per hour.If you are starting out with very little money then you generally have to look at doing things yourself and boot strapping until you can build enough capital to invest and grow your business.I will give you a case in point.

There's always ways to increase response and conversions, but remember 20/80 rule.
