Most important question -- if the deed doesn't get recorded into the public records (let's say the title company forgets for some period of time or the buyer/seller don't use a title company and it takes some time before one of them has it recorded), does that mean the sale never happened?

If there any programs, or lenders that could invest in me in order to acquire this property?

Even the city has to get property they own re-zoned with public hearings and approvals if they're trying to develop it and it isn't an approved use.

Foolishly, I was one of those who spent several hundred dollars in some crazy program so that I can "make $50,000 in 2 days".

I'm sure there are programs out there, but I'd just hang around BP and see who is doing a lot of deals.

Can anyone help me out with what the criteria is i need to be searching for, and can anyone recommend a program to use or ones to look out for?

But if the non-profit was legit and there was a real purpose for the public good, there may be an alternative that would be "authorized". :)

I know there are a few cheaper courses available but I was wondering if any of you have gone through Rockwells programs and how well they prepared you for the exam?
