I do intend to have the conversation with the tenants that I don't have titles yet and will work to get them, but would like to put that in writing somehow.

It would be ideal to know for sure if the properties will appraise for at least 100K which is a common minimum standard in hard and private money.  

We always use a RE broker to sell but have bought once in a negotiated private deal.

They aren't going to say, "well, the neighborhood is going to crap and I'm tired of the vacancies"...instead, "long time owner wants to retire", "need more space", "job transfer", etc.Get a conversation going first on price (via an offer), then work in these inquiries.

Use this fact.Download a recording app on your cell phone and turn it on when you have a conversation with these types.
