An agent selling a 50,000 house to an investor would be 3% so 1,500 in total commission. 20% of 1,500 to the brokerage is only 300 bucks for a lot of drama and hand holding to make sure the agent stays inline and doesn't create a mess.

If this were me, I would HIRE a process server, I routinely get one for about 50 bucks..then you have an impartial person to sign the notice as served .

You can put properties under contract all day long, but you should really understand the legalities of the contract (make sure you know the terminology, etc) Also, you should really think of yourself as a problem solver, & not a wholesaler looking to get a quick buck.
