An agent selling a 50,000 house to an investor would be 3% so 1,500 in total commission. 20% of 1,500 to the brokerage is only 300 bucks for a lot of drama and hand holding to make sure the agent stays inline and doesn't create a mess.

It kills me to think that there good people out there ( I genuinely believe that the owner is a good guy) who would cause so much anguish for an extra buck.

If this were me, I would HIRE a process server, I routinely get one for about 50 bucks..then you have an impartial person to sign the notice as served . 

You can put properties under contract all day long, but you should really understand the legalities of the contract (make sure you know the terminology, etc) Also, you should really think of yourself as a problem solver, & not a wholesaler looking to get a quick buck. 


They are going to want some money for their time so offer a hundred bucks or so.

Expect it with college kids, I don't tell them they can't I tell them or convey to them what is expected, maturity, responsibility, acceptable behavior, disturbances and trash left over from the BBQ. 

@Erik Browning If we use one of our VA certs on a property, and the property matures beyond a year, does that mean we have the other spouse's VA cert available for use?

The problem is the things people hear about on tv and from other sources that shows how to make a quick buck with wholesaling.
