Be persistent with Direct Mail.

I do have some large projects in the pipeline which could increase that number by another 100K or so but its safe to say low 300's and I will have a tax bill of about 50K this year so ultimately it is very safe to say I am liquid for 250K right now that I'm ready to invest.Due to my job I have access to subcontractors of all trades... roofing, tile, granite, flooring, paint etc at pretty much cost (day rates of the actual laborers).  

So we all know that connections in Real Estate are like the number one thing, so what I did when I first started (which was like 2 weeks ago lol) was I went to one of the richest guys in my town and asked him if he was in the business, happened that he wasn't but he directed to someone that was.

I have a back ground in construction but seek anew venture with the belief that this is where my life has directed me to be.

Yes, he will perform minor maintenance labor, lawn care, collect rents and find new tenants when necessary.

at one point I had 11 houses and couldn't get anybody, accountants or bookkeepers, to give me the real numbers.... so I took over few years ago with my excel spreadsheet, directly from bank account, and split between the houses, so I can give my investors a report...However, for accountants, they don't like that, and want to bring me back to Quickbooks... and NOOOOOO WAYYYYY!!!!  

I recently started a direct mail campaign in Washington DC, and I'll be visiting my very first lead's home next week to make an offer.
