Hello and welcome to BP!  The people that have allready responded to you said the right things.  I have never been there so I do not have any geographic things you should consider but I do have a few things to say.  The more you learn the more confidence you'll get.  You have to be pretty confident to be in wholesaling.  You should also have a good users list before you start doing that.  Marketing is critical to your success.  One way to get that list growing is, check the law, is to use "bandit" signs.  If it is illegal, either yourself or an outside helper, put them out on Friday night and pick them up on Sunday night.  Be persistent with Direct Mail. Sending out large postcards  usually work best with hand writing.

I just turned 60 years old and I have plenty to say and I have been learning on BP for about a year full time while I medically recover and this is. What I plan on doing when I get better.  The bulk of my experience has been in construction and I have a. little experience in real estate brokerage which I kept an active license for about 30 years.  Learn as much as you can before starting.  Write down your goals and read them a couple of times a day.  Try to stay focused on income producing things.

Do not cut any corners to make something better looking.  Learn how to say "no" and walk away from some deals and trust your gut.  Good luck to you!
