One of my SFH's is up for rent, and I just received an email from a prospective tenant who works for a non-profit.

The game should be from the investor prospective.

If a property manager is going to rent, list, collect rents, procure prospects or negotiate, assist, or offer to perform any of those acts, he or she will need a broker's license.

A clean roof looks new again and will get prospective buyers to look at it and think they don't need to worry about it for a long time.

My 3 strategy is start with efficient prospecting, talking with sellers in a way, they want to do business with me and keep tweaking consistently until it works.

If it’s missing a kitchen counter or toilet install, not a big deal... but the prospective tenants need to see 90% of what’s going to be there.

Most of my deals come after months of mailing my prospects.One other thing that I would recommend is to increase the number of prospects that you are mailing to for 2 reasons - 1) DM is a numbers game so the more people you get in front of, the better the odds, 2) Assuming that you are a new investor, it's going to take you some time to get good at talking to sells and identifying a good deal so you will get up to speed much quicker.Good luck!
