There's no guarantee of course which is why I always default to "know your note seller".Another cool feature of the site though is that you can order a BPO and credit report directly through the site on a particular note. 

As @Jessica Zolotorofe noted, these adjustments are applied based on differences in condition, location, room count, and any other feature that contributes to determining value (including seller's concessions and creative financing). 

This is one of my favorite features of Bigger Pockets especially for asking specific questions.

You should activate Class Tracking feature, setup each property as a class, and assign a class for each transaction (this is the key).

The best, I think, is to go to craigslist and use the map feature and see what things nearby are renting for.  

They will appreciate the feature and you won't have to worry about outside laundry and you'll have a little coin to offset.

They will want custom or one of a kind features.

I like all the features they have on their mobile version.

Good morning fellow BP investors, I recently started getting tapes with no column that shows the amount of months left for the loan, a crucial bit of information.If i take the next due date and the maturity date and subtract the two, will that always give me the correct amount of months left?
