They are free to do laundry elsewhere if they so choose and pay for it there, they can choose to pay for it at your facility, or they can choose to move somewhere else when their lease is up.

In the beginning it will take a few trips to get setup but once it is setup and have a good cleaner and handyman you will be cooking with gas. 

Sad to say, there is a certain ethnic group that cooks everything they eat by boiling all their food in grease and these people destroyed this house with the grease on the stove, kitchen cabinets, walls, ceilings and cleaning all the grease was very depressing.

They speculate by buying or leasing up prospective land along ideal transmission lines, develop an engineering plan and permit the facility, then flip the whole deal to a larger developer who will go on to construct it.Then you have your larger operators (who I typically work with) who do everything end-to-end with the help of outside consultants and go on to operate the facility.

I'd suggest doing a notice of non-renewal, but telling her you'll give her a positive rental reference, hopefully instead of a rental she goes to a nice rehab facility.    

I highly recommend seeking out people like Pete Fortunato, John Schaub, Bill Cook, Larry Harbolt, and Vena Cox-Jones for starters.

Simply tell her the facilities are only for tenants.

The need will likely always be there - just depends on how well the facility is and their reputation.
