I'm as busy as I want to be but spring/summer tends to get pretty competitive every year.

Currently inventory is tight so you have a lot of competition when you buy fixer uppers even.  

Generally, are these lenders as competitive as smaller LOCAL banks?

So I took initiative and joined the BiggerPocket community :) My goals here in BiggerPockets is to meet both the inexperience and experience members in all fields (realtors, brokers, lawyers, property manager, CPA, investors and lenders) to connect and share their knowledge in this competitive field. 

Seattle is  a very competitive market.

@Meghan McCallumMore competition naturally means higher prices, don't think its just BP though and house hacking was around long before the term was thrown around here.

Not saying its getting easier to find deals and competition is stiff, but opportunities are still there and we like the long trends here in renter demand for the specific niche we target.https://www.biggerpockets.com/blogs/9145/53820-why...

There is a few of us Lexington folk on here, its a competitive market, especially right now.

@Roy Leach Tulsa is a little easier to find properties then OKC, I do some in both metro areas, but I mainly deal more in the smaller communities throughout the state because there's a lot less competition for the deals and I'm mainly rehabbing and reselling. 

With the larger multis you hit a whole different set of competition which are also willing to take lower returns.
