We informed the buyers agent of the above, and to make a long story short, the buyer's broker is now demanding (not so nicely) that we pay to fix the sheathing ourselves before closing! 

I'm starting out with no money and have been trying to find the right steps of finding sellers, buyers, etc.

I'm not sure he has a flat fee, but he is an investor himself and is well connected in out of state and local buyers.

However, on this property, you might have a bidding war with other buyers. 

From my understanding so far, and i might be wrong, the buyer sends the owner a check/payment for the property and owner finances the property while the buyer decides what he'd to do with the propery wether it be flipping or renting etc.

If or when they come across a ‘deal’ they will call their list of buyers in the order in which they think the buyer has the highest probability of closing.

The hardest part seems to be creating my buyers list.
