New to Real Estate Investment

Hello my name is Dennis Pollock. I'm a resident of Youngstown, OH and want to start investing in real estate. I've been having an interest in starting my real estate journey in wholesaling and had a few concerns, one being how to start? I'm starting out with no money and have been trying to find the right steps of finding sellers, buyers, etc. I also have a concern about the location. Would Youngstown be an ideal place to start with wholesaling or would another location be recommended? Thank you for your advice

Hey @Dennis Pollock Welcome to BP.

Wholesaling is a good way to start without any cash. I strongly recommend you attend some REI meetings in the area and build relationships with some of the local investors. At any meetup, you will be sure to find atleast one buyer. I don't know your market. Is it a big city, small town, middle of nowhere? As long as its an active real estate market, and its not overrun by other wholesalers, it's likely fine to operate in.

As far as finding sellers, you have a few options. If you want true off market deals, your going to have to do some direct mailing or door knocking. With direct mail, you can either do whats called driving for dollars and drive around your neighborhood and make of list of properties that look like their in need of repair, then send them a letter (or knock on the door) asking if they might be interested in selling. Or you can purchase a list from a website like list source.
