Most leases are designed to automatically roll month-to-month, which would require you give a minimum 30 days written notice.

The increase of prices and talks of strict regulations make these areas not so much attractive to me after learning about them.

It's funny to look at the states and see that those that aren't attractive are only gaining immigrants from neighboring states

That way you can cross-collateralize the equity and even get a cash out in certain cases and finance the new acquisition while keeping LTV low to attract better rates.

I'm hoping some of you can share some insight on the importance of certain amenities for attracting and keeping tenants such as:-An enclosed garage-Air conditioning-Radiant or central heat-1 vs 1.5 bathroomsWhich are considered a must-have, nice-to-have, or are irrelevant?  

Wow, it sounds like you guys stumbled into quite a mess :-/  Trying to lower your rates seems very attractive, but I have a hard time recommending rolling consumer debt into a 30 year loan... 

I'm look for a 5 - 10 unit multifamily in a B or C+ neighborhood, that attract a good pool of tenants.

I think 2-3 bedrooms will attract more people. 

@Tony TibbarIf you do all your paperwork at home, you'd want to have a designated space at home (ideally, a room) that is used for work exclusively.
