First and foremost, as an agent you do have a duty to your client always, which I do understand you are aware of.

I'm an active investor and agent in the Nashville area.

One thing I wish I had asked before I submitted offers on out of state properties was have an experienced investor or unbiased party (not anyone on the agent's team) do a very detailed video tour of the property and pay them for their time.

I have it listed on the MLS for $39k with an agent.
