If Nashville is like Denver or Colorado Springs where we work, then duplexes are tougher to come by in good condition, so maybe a home with carriage house or separate basement space?

The best money is rent-by-the-room. I've had clients in Denver that found. 6br place, pulled in an average of $850/room and lived for free. Different rate environment, but the rent-by-the-room is the quickest way to buy and save toward the second, third, fourth. 

I'm guessing either your new wife (congrats!!!) or you are opposed to roommates (one of a duo is always less enthused). I think the basement space is th easiest way to get into the market. Tons of SFH with potential separate spaces. Offset your mortgage a bit, save that money, save more, save more, and repeat in a few years.
