I think BRRRR can still work really well under 2 conditions: 1) you have another substantial source of income and your capital is somewhat renewable (I don't) or 2) you're willing to compromise on your target areas and move to secondary, tertiary, or out of state markets (I am not) or 3)  you're very lucky and/or skilled at acquisitions (I am from time to time).  

I am an agent and investor in the area and service the CHalfont area.

There are a lot of moving parts and you're dealing in a city that has, by definition, a lower-income tenant base.It has its own challenges.

These properties are not in desirable areas but still seem to cash flow.

Reason I ask is the market rents are way higher in the area and the asking price does work with currents. 

I am a Houston native but have some experience in the DFW area.

My biggest challenge is being in an area with lower priced homes.

@Johnson H. and @David C. have been encouraging me to put some materials together to present and share with local folks on how lucrative investing in the Bay Area could be.

If anyone currently doing this in my area is willing to share their experience or help point me in the right direction of a stellar real estate agent to help me find my first deal it would be much appreciated!!
