Side note: I have access to the property to clean up and make repairs.

You don't do 70% ARV minus repairs or anything like that.

A properly repaired foundation is better that not if they are putting pillars in.

The second time around 4pm, I  drove on Bellevue going west to east, definitely can see the difference which prompted me to reach out to BP members and investor friends about location.
