The renter was supposed to be him, wife and baby.

Hi - we bought a 2 bed condo last year from Fannie Mae and subsequently rented it to a young couple with a baby.

All they are, is someone additional you can sue - after you have evicted a tenant, and even then, only if you evicted them for non-payment.They will not prevent the tenant from having her baby daddy move in, or from having loud parties or arguments with the baby daddy, or from parking on your lawn, on and on. 

One month in to a year lease, my fully vetted trust fund tenant has alerted me that she must move because she quit her second job and can no longer afford the rental. She says she loves the place; it's not about condi...

I also gave the tenants a baby gift when they had there  baby. 

The baby daddy moved in, they smoked in the apartment against the rules, and just dropped cigarettes everywhere - the carpet had burn spots all over it, it's a wonder it didn't burn the place down.  

So I didn't really worry about it at the time I had a baby I just was doing on my speeding ticket things and just didn't even think about it really I didn't think it was a big deal.

And then, only if the reason you are suing has to do with money.The baby daddy moves in, they park all crazy blocking other tenants, there are knock down drag out fights and the cops get called, they smoke cigarettes in the unit against the rules and drop cigarettes all over the carpet, resulting in burns everywhere - or a burned down apartment building, on and on.  

You need to get to the point where there are only non producing babies and no adults before you can get this under control.
