Trust fund baby seeks to break lease bc can't afford rent

One month in to a year lease, my fully vetted trust fund tenant has alerted me that she must move because she quit her second job and can no longer afford the rental. She says she loves the place; it's not about condition. How should I charge her for breaking this Texas lease? I do my own rehabs between renters, so my time is often not compensated. I know she will have to pay me rent until I find a new renter, but seriously!, is there a fair amount to charge for breaking the lease?
