The strategy you are following today would fit better on Smaller Pockets. 

Just like you said yeah they're very different paths and I still trying to figure out the way fits better for me.

I don't know if A. is fitting for your mother, because rental properties come with more responsibilities, BUT private lending is a lot more passive!

If it is your primary residence and you live there 2 years and then sell, it seems you fit the criteria, even if you rent out a room.

Tenant does not have to be present, nor do you have to bend your schedule to fit him.
