Here are some ways to do it if the tenant wants to and you are ok with it:a) split the cost with tenant 50/50b) increase rent $x/month so that your investment in the new appliances is paid off after y years.c) a combination of strategies a and b.Tip: The new fridge should not have an ice maker or water hookup of any kind.Another tip: Big box stores always have a sale and offer 5% off credit card.

Partnerships always start of great BUT will always have hard times and UNLESS you have everything written down on the steps if X to Y happen then you won't know how the other party will react.Money always changes people also, so IF you can go at it on your own do that instead.
