You only pay interest if you use the money, there are virtually no closing costs, and you can pay it off when you sell the home.

@Daron Williams hey man sorry to here that first I highly recommend you read the book the subtle art of not giving a ****, second it sound like your are lacking something and trying to fill that gap with REI or money I say you need to work on your self first fix you thinking and then the rest will follow.

Also, REIA meetings are mostly virtual these days, so you don´t need to travel to attend them.

I didn't end up moving forward with that deal but am in escrow on a single family home with a small art studio in the back that I will convert to another unit to rent.
