At first, I would not give them accountant access if you still decide to go this route and I would set user permissions to only give them access as a user and then customize it and oversee them until you get comfortable.

You will generally see this outside of San Diego or Norfolk, because the family has roots down in a certain area and they don't want to move but the member has orders to go somewhere else.There is quite a bit to research here but one of the benefits of having a military tenant is that if they do not pay, you can contact their command and let them know, ESPECIALLY if they have a security clearance.

Other option, you can purchase a duplex with fha to live in one and rent the other.btw...you will qualify for a higher loan, purchasing a 2 unit property since the lender will use rent from the second unit towards your income.Be sure to calculate you numbers based on you not living in the property to make sure it is a viable long term hold.
