It would take too many plays with too few players and they can be very expensive to repair.

As long as you have a solid contract (sublease agreement) you will be successful in evicting, and as you say, it will be within 3-6 months depending on how much of a player this tenant is.  

The first guests were baseball players coming into town for the season to play for a minor league team and the second group was a set of interns that would just be in the area for a semester.
