Yes, so don't do that, you offered to rent it, they qualified and want to accept your offer, you can't withdraw the offer made, it is being accepted and there is no such thing as equal between applicants, someone applied first, one has a better job or longer work history, or longer credit history or longer rental history or may be one's car leaks oil on the driveway, there is always something different because they are unique.

As far as the umbrella goes - find an independent agent and they will be able to access what's called an insurance wholesaler and possibly find a company that provides coverage for your unique situation.
