For now, any general beta would be greatly helpful.I don't have much to offer in the way of wisdom for other folks yet, but since finding good contractors has been my greatest challenge, I posted up my list of favorites in the Asheville area on the marketplace for anyone interested in saving the hassle of dealing with bad workers. 

At this point, wholesaling seems to be one of the best ways to get experience and wisdom in the market for where I'm at in my life.

While venturing into this new aspect of my life, I hope to bring years of expertise and wisdom in construction to expand our potential and make us successful.

@Chad George I convinced my parents of the wisdom of the investment and got them to finance it and they gave me a mortgage but about 6 months into it they decided they wanted their money back and had me liquidate a CD that came due and pay them back in full.

And then you have folks with low FICO scores who, like I indicated above, just got sick, and got right with all the unexpected expenses and bills over the course of three months, but those late payments do not drop off for 5-10 years.We're handcuffed into giving out those irresponsible loans, and denying those completely responsible loans, but you as an individual landlord have the freedom to exercise wisdom and discretion that we do not.

You will find ample information, advice, wisdom, and, perhaps, the odd opinion, on real estate investing.Most of what you find here will be universally applicable, but when it comes to certain areas such as financing, taxes, and regulation, there are differences between the U.S.A and Canadian markets.Where are you planning to invest?

My FICO is terrible, thus conventional financing won't be available to me until I repair my FICO / financial statement after the months / years of steady income your advice will get me :-)Thank you again for sharing your wisdom.
