Propstream.com - A great platform for data and even comes with a national MLS platform which is very useful.Code Violations - This is a free list of all houses that have had a violation in the past month (high grass, boarded up windows, tarps on roof, etc.) you get this data from your local county office.These are just a few of my favorites, best of luck!

If you do end up renting by the room make sure you mention it includes mowing the law (hire that out) and a weekly cleaning of common areas (they have to clean up, but pay someone to wash floors, windows, toilets, etc.).You might find it easier to do the whole house at first as you mentioned.

Other than this, with showings: make sure the lawn is manicured, all lights are on while touring, window shades open, and maybe a handout with a short list of neighborhood amenities could be helpful!

If I were in your shoes, I would try to negotiate an extra window, call it 18 months, after the 5 years, where you pay a higher interest rate on the money, but have more time to refi if the market has turned against you.

Updates:Audis are not meant to be trucks...my suspension broke...I should probably add that to renovation costs:)Finishing up the floor today, most of the painting is done, new doors and new windows went in, we put together the cabinets and installed them, rewired most of the apartment, eliminated the old "knob and tube" wiring, etc.When they say everything that could go wrong , will go wrong....they are not kidding.
