Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $259,000
Cash invested: $2,500

I bought my first Investment property using VA no money down loan with $2000 earnest money and $500 for the inspection. This is a duplex with 3 floors and is in the Soulard Neighborhood. I'm very excited about this deal and ready to seal the deal on my next one.

What made you interested in investing in this type of deal?

Duplex would be the easiest to get started with.

How did you find this deal and how did you negotiate it?

MLS and I set the lowest price in that neighborhood and they accepted.

How did you finance this deal?

VA

How did you add value to the deal?

I will be matching the rest of the neighborhood with looks (updating windows, new deck, landscaping, curb appeal)

What was the outcome?

haven't done any updating

be patient, look for the best deal not the best looking
