A lot of their organization is done manually and I'd like to help them improve this because (selfishly) if they scale properly then it's better for me and I have less issues with guests. 

Start thinking, analyzing using logic.So my friend... stop looking for a mentor, and start learnign how to generate leads.And just an FYI.. this is what the funnel looks like of someone that actually knows lead generation.All free, all organic, never  lift a finger!

You must be extremely detailed oriented and organized and have the right team and sytems.

But that's still a good way to connect and you should get more detail from the organizers about the zoom meetings, etc.

Now for the question...The basement is such that it can be made into a very functional space for an efficiency or just a nice laundry and rec room.

Then I look at bedroom count (I like 3 bedroom properties but I will buy some 2 bedroom if they are a good enough deal).Then I look at the pictures to see the extent of the rehab needed and to see if there is anything functionally obsolete about the property such as 7 food ceilings or small rooms with no closets that are trying to be passed off as a bedroom, or a really small kitchen that doesn’t fit any appliances.If the price is right (all-in at 75% of the ARV and it can cash flow about $200 or more and I’m walking into 20k - 40k of equity when I buy the property) and the property isn’t too weird, I’ll buy it.

It can certainly be difficult to get ahold of property management companies when you call, as staff will typically deal with a high call volume as well as internal periods of unavailability.If I were in your shoes, I would email and copy in other people from the organization, if you know any, and just express that you're very concerned that you have had total silence since last week and you need to hear from someone by tomorrow.

Their interface isn't great, but the functionality is.
