If it was a traditional bank then maybe they would be more open to discussion if you were to leave a large amount of your safety net sitting in an account at their bank for a certain time as a "hedge" against your possible failure while also giving them room to lend more to others (because of the $ they have on deposit)?

This is what I've come up with so farasking price: 129,000down payment: $4,515financed: $124,485taxes approx: 4k yearinterest rate approx 4.6%PMI approx $100Approximate total mortgage $1150/monthMedian Rent in NH and locality of property 1250/monthx2 =2,500/month in rental income approximately $30k/year2500-1150=1350  after mortgage 1350-50%=675/month for vacancies/repairs leaves $675/month cash flow for savings/emergency fund/student loans/ extra mortgage payments, again this is not including the income from my day job.Am i dreaming?

A turnover costs money, even if the previous tenant leaves the unit in rental condition.I'm not about cow-towing to renters, but if you can save yourself a turnover with either a few minutes of work, or a few hours of crafting an automated system to deal with problem tenants, isn't that worth it?

This gave the handyman very little incentive to get these things done timely as I had already given him the discount for it and it was a huge headache calling him every time, leaving messages, not getting called back, etc.
