If you are very busy and want an easy to learn, easy to teach software, Rent manager is probably not the choice.

I am interested in finding out how many people are not "learning", but are actively looking every week for a new investment property to buy/flip/wholesale AND ARE ACTUALLY BUYING? 

I think I'll just look at this as a learning experience for how I operate going forward and take my chances on having it appraised as is.

I don't like to defer interest but I have and learned a few things as a result.  1) I will charge a 1% deferred interest fee to do so.
