As a W-2 earner and full-time RE investor/syndicator, I like knowing a similar event will be in my future at some point but "not yet, not yet..." 

I recommend going to their events to learn and network.  

Although it may sound more conservative, you have a cushion in the event something bad happens and it won't wreck you financially.

Assuming this capital will only be called in the event we end up going over budget.What is a good assumption for % of money we will actually have available to us when we find the deal?

The college has become a huge attraction in itself and anytime I have tried to book a place up there for a game or event etc. it has been very difficult to find anything.

There is really very little precedence to whether the LLC protects the owner in the event of a lawsuit anyways versus just having increased insurance/umbrella limits in the individuals name.
