How to get financing for a Accessory Dwelling Unit. Help please!!

Hey guys! I'm thinking adding an ADU for passive rental income in CA. Not really looking to do a Cash out refi, but was wondering if you have knowledge if hard money lenders are a good idea. Just need help getting directed to the right direction!
