I saw a number of folks with performing balloon loans that were told to take a hike by their banks in 2008 when the banks didn't want to renew their performing loan, and they lost their properties and equity.Another point of healthy conservatism is to always assume zero NOI increases and market value appreciation in your initial purchase projections.

Just tuck it all away (obviously military is great for this because of the no housing expense thing) and whenever you reach a comfortable position to put a healthy down payment on something, pull the trigger, assuming you still want to be in real estate.

I believe doing that would create a pretty safe and healthy portfolio, and if you have any additional cashflow pay down the loan quicker and do it again.

As far as insurance goes, we keep a healthy level of liability protection of each property, and we will be adding umbrella to the LLC as well.
