I would still continuously be striving to build a cash reserve for the long haul, but given the current circumstance I almost have enough cash to cover the line but then I would be out of cash.Any and all input would be greatly appreciated.

I'm toying with unloading my last property and figuring out what I want to do next.

I've been toying around with the idea of wholesaling and trying to build up a down payment that way but i have no idea where I'd begin to look for buyers or how to not get cheated or how to find actual good deals.

I'd advise you to read a couple of those posts just to make sure that you're really going to commit to the long haul, which is what turnkey requires.Best of luck to you!

Thanks Jeff, Troy is kind of a haul for me, so I would prefer to find one in the Flint or Brighton area, maybe Ann Arbor, but when I did a search as you suggested, I didn't see anything jump out at me in those areas. 

I posted on the property that I would be putting DMV liens on the trailers, and hauling off everything in 72 hours.

It took me more than 3 years to finally get not one but 4 lenders to yes to almost anything that I want to invest in. 

If you ever sell it, there is really no financing available to an owner occupant, you'll need a cash buyer.As David mentioned, old trailers are free, haul offs.Rent it?
