If there is already a bad taste in people's mouths you are going to educate them gently.

You'll be surprised how 'flabber-mouth' the neighbors can be. 

After all this, I strictly use word of mouth to find contractors and have mediocre results with this.  

If they are living hand-to-mouth, then the extra cash had to come from somewhere <- This is where you come in ;-)When this happens to us (usually once or twice a year), we make a claim against the security deposit.

Listing agents find those listings in the usual ways - word of mouth, direct mail, advertising, etc.

They will let me know at the end of the mouth as the taxes are set to recalculate on the 28th of Nov a full 3 months after 1st closing date.

It also makes your secretary happier when managing your affairs if you get to that point.

It certainly had the smell of Multi Level Marketing and I still have a bad taste in my mouth from other such investments.

Try talking with some local investors who are landlords renting multi-unit buildings and talk to them.Your best bet is probably to call the city directly and get the answer straight from the horses mouth...
