@Dillard Stone I buy large deals and must admit, and even as a CPA, I don't look at what the seller has listed as depreciation expense or when it was recorded or the loan fees.The reason, their numbers won't impact mine, meaning the asset will be depreciated and the loan fees will be recorded at a different amount.In your analysis of the asset and to ensure you are spending your time wisely, you need to understand what makes up the rental income and expenses.

Doctor's office, restaurants, gyms, environmentally green dry cleaners, experiential type tenants,etc.Tenants where people can (drop and shop) and go order online for cheaper we avoid.

Might be impact fees, water/sewer connection fees, etc that contractor is not including.
