I would recommend getting a HELOC against house or doing a cash out refi and taking care of the upgrades without  a partner.

I should say, I didn’t consider it a flip, and I wasn’t living in renovation dust the whole time... but I enjoyed renovating the kitchen, then adding a second bath, etc. ended up making quite a bit based on the few years of appreciation plus the upgrades.

I have found a 6 unit building for the price of two units and the area is decent, and looks to be minimal upgrades needed.

Made some minor upgrades to kitchen, floors, and removed a wall to add space.

Upgrade the cheap lighting fixtures and make sure all the bulbs work.

The house is in great condition and has nice upgrades.

If I have any doubt I replace or upgrade them.If you make a bad choice on flooring then you may turn around and spend another 2K to install something better after a tenant tears it up.

It's always important to understand their valuation, but also explaining to them the upgrades and how you have increased the bottom line so your new valuation will come in as expected.

Nice to meet you Wes the comp most similar to this property sold for 274k at the end of March with no pool, carpet and ceramic tile, and no real upgrades and maybe 20 sq.ft bigger.

The one had a little bigger corner lot and the other upgraded kitchen and bath yet went for less.
