I would recommend getting a HELOC against house or doing a cash out refi and taking care of the upgrades without a partner.

I should say, I didn’t consider it a flip, and I wasn’t living in renovation dust the whole time... but I enjoyed renovating the kitchen, then adding a second bath, etc. ended up making quite a bit based on the few years of appreciation plus the upgrades.

If I have any doubt I replace or upgrade them.If you make a bad choice on flooring then you may turn around and spend another 2K to install something better after a tenant tears it up.

Nice to meet you Wes the comp most similar to this property sold for 274k at the end of March with no pool, carpet and ceramic tile, and no real upgrades and maybe 20 sq.ft bigger.
