Jumping to getting my first deal.

Hello BiggerPockets Forum!!

I have recently been looking to close on my first deal. I am interested in multiple family units.  I initial was looking for a duplex to start off with, but I have come up a great deal that I feel I just can't pass on. I have found a 6 unit building for the price of two units and the area is decent, and looks to be minimal upgrades needed. All of the units are currently rented and a property manager familiar with the property. The potential cash flow is phenomenal.  So my question is what are some things to be weary of starting off with so many units? What would be the best loan type to go with for financing?
