I have (4) properties with a total of (15) TV's and the only downside is having to enable the ROKU stations and updates, but it's WAY cheaper than the overpriced cable/satellite providers.

Please note that while cheaper approaches to the above exist, they stand out like a sore them and the majority of investors will see it as unprofessional and unworthy of investing, so I won’t discuss them here.So at a very minimum the potential syndicator must invest $37,500 before even having his first offering.

Its pretty much mobile homes here and there on 5-20 acre parcels around it--all gravel roads, little hobby farms, people that work in the city but want to live out of town for a little cheaper etc.

The reason I allow this in my analyses is because setting aside $4000, for example, to cover reserves until my rent increases catch up is cheaper than going with the lower LTV loan.

Hey Andrew,Sounds like the second option is going to be better for you in the long run unless you know that you'll have the demand to support the additional structure on longer-term leases.If you know your renter pool will take to the ADU then it'd be worth it to run a cost analysis on building the structure to see what your return on that would be versus the return on renovating the existing house into two units.The renovation is probably going to be cheaper for you and will give you the option to put a longer-term tenant in place who can help you manage your STR once you move.

Or one million in his case (if I remember correctly) which is likely cheaper than buying another 36 properties.The math changes at 1-2 depending on number of properties and leverage.
