Most lenders will want to see 1.2 or higher.I view the debt service coverage ratio as a measure of risk, and at this stage of the market am personally a little more focused on that than cash-on-cash return or some other measure of return (IRR, cap rate, etc.).I guess that's a long way of saying, even though you can do more deals with a lower down payment (higher LTV), make sure you don't over-leverage and that you're OK with those fixed mortgage payments, even if rents were to go down.

She is able to handle all of that for me.I will often send her to 10 properties to look at for me, she will go view each of them and then pick the subset she knows I will want to look at.

I can drive, but prefer walking around neighborhoods so I can get a real feel for the community and a better view of each property.

Purchase price: $72,000 SFR that I bought from an online auction with only a drive by to view.

Appreciate your local insights...May i ask your view regarding tornado risks in light of the severe damage done by tornadoes that went through the Nashville area the other day?

But since I presume you’re not going to live in the SFR, there may not be much, if any, difference in how the bank views the two (the bank will view both as non-owner occupied investment properties).
