I would actually discriminate AGAINST someone trying to "bribe" me, because in my experience the ideal kinds of tenants just dont do this.

What kind of insurance agent would issue a policy without at least a discussion of liability coverage?

What kind of options are out there either in banks or with HMLs? 

@Justin PhillipIt sounds like you are considering a “land contract” or “contract for deed” —have a Real Estate attorney review it for you as your experience level in this kind of transaction seems minimal.

Using like kind exchange to avoid capital gains, my mom is my real estate agent so I get a break on those fees as well.

This will almost always be too little to rebuild the insured property with like kind and quality.  

Make sure your place is well stocked, plastic wrap, bread knife, makeup removal towels, that kind of random small stuff is important to guests. 

I am very interested in the BRRR strategy and want to hone my skills on this kind of analysis, but am unsure about how to calculate repair costs with looking online and crunching numbers on the calculator.
